WIE-Powered Salting & De-Icing in Port Moody
Port Moody’s winter challenge is often the interaction between heavy moisture and temperatures hovering near freezing.

Snow may be cleared, but water from rainfall, snowmelt or drainage can continue moving across pavement before temperatures fall again. Hillside shade and steep access can create very different conditions from the waterfront during the same weather system.

WIE — the Winter Intelligence Engine™ — analyzes changing weather and property conditions to identify developing ice risk, prioritize high-risk zones and support more timely snow and ice service.

A new standard for risk-based winter dispatch.

1
Ice Risk Score™
A live 0–100 score that helps assess whether treatment is needed within each mapped zone.

2
Spot Saltingâ„¢
Targeted treatment for specific risk zones instead of automatically treating the entire property.

3
Salt Effectiveness Tracker™
Monitor when de-icing protection may be weakening based on temperature, traffic, dilution, moisture and changing site conditions.

4
Zone Multiplier Factorsâ„¢
Shade, drainage, surface type, orientation, traffic, slope, snow storage and meltwater paths help explain why one area develops ice faster than another.
HOW WE ARE DIFFERENT
Detailed Snow Removal Site Inspections in Port Moody
A steep Heritage Woods driveway should not receive the same winter plan as a waterfront strata property near Inlet Centre.

Snow Removal Expert uses Site Intelligence Mapping™ to inspect and classify each property before winter service begins.

Instead of treating an entire site as one uniform surface, we divide it into Intelligent Winter Zones™ based on use, slope, drainage, shade, traffic and exposure.

Every square foot has a winter risk profile.

Site Intelligence Mapping™
Every serviceable area is mapped before winter service begins.

Intelligent Winter Zonesâ„¢
The property is divided into operational zones so each area can be monitored and treated based on its actual risk profile.

Zone Risk Profilesâ„¢
Each zone is classified by drainage, surface type, shade, slope, orientation, vegetation, traffic, and refreeze behaviour.

Live Monitoring Setup
Once the site is mapped, WIE can support live ice risk scoring, Salt Effectiveness Tracking™, Spot Salting™, and service documentation.
OUR APPROACH
Winter Service Already in Motion
Automatic seasonal service. Professional standards. Reliable response.
Snow removal is time-sensitive. A missed visit can quickly create unsafe entrances, blocked drive aisles, icy sidewalks, resident complaints, and liability exposure.
With a seasonal snow removal plan, you shouldn't need to watch the forecast and call for service every time conditions change. Property priorities, service triggers and winter requirements are established in advance so your service plan is ready before the next snow or ice event. No repeated call-outs. No last-minute planning.
Automatic Seasonal Response
Contracted service is planned around predefined winter conditions and property requirements so you don't need to request every individual snow or ice visit.

How does automatic seasonal snow service work?
Before winter, we establish the property's service requirements, priority areas and contracted response conditions. During the season, weather and property risk can be monitored as conditions develop. When contracted service criteria are reached, the appropriate snow or ice response can be coordinated without requiring the property manager to initiate every individual visit.

Port Moody SERVICE COVERAGE
Port Moody Service Zones We Cover
The City’s current planning framework recognizes distinct neighbourhoods from Moody Centre and Inlet Centre to Heritage Mountain, Heritage Woods, Ioco, Pleasantside, College Park and Glenayre. Our six service zones group those areas operationally while preserving their different winter conditions.

Service zones are operational groupings. Individual property conditions and winter risks vary by site.

Moody Centre, St. Johns & West Port Moody

Neighbourhoods
Moody Centre · St. Johns Street · Clarke Street · Westport area
Local Winter Factors
Transit activity · pedestrian traffic · mixed-use development · steep southern slopes
Primary Risk
High-traffic ice & slope-driven refreeze
Service Priorities
Sidewalks · entrances · strata access · parking · storefronts

Moody Centre is Port Moody’s historic and increasingly transit-oriented core around Moody Centre Station. The City also identifies properties south of St. Johns Street with steep slopes, constrained access and potential hazardous conditions, making site-specific winter planning important even near the urban centre.
Inlet Centre, Newport Village & Suter Brook

Neighbourhoods
Inlet Centre · Newport Village · Suter Brook · Coronation Park
Local Winter Factors
Dense strata · high pedestrian volumes · parkade ramps · commercial access
Primary Risk
Black ice & pedestrian-surface refreeze
Service Priorities
Entrances · parkade ramps · sidewalks · visitor parking · retail frontage

Inlet Centre is Port Moody’s established higher-density mixed-use centre and includes civic, medical and residential destinations. The neighbourhood is also centred around one of the City’s two major rapid-transit hubs.
Heritage Mountain, Heritage Woods & Noons Creek

Neighbourhoods
Heritage Mountain · Heritage Woods · Twin Creeks · Noons Creek · Mountain Meadows
Local Winter Factors
Elevation · steep streets · forest shade · sloped residential access
Primary Risk
Persistent snow & hillside ice
Service Priorities
Driveways · private roads · sidewalks · strata access · steep surfaces

These neighbourhoods form Port Moody’s primary north-side hillside residential area. Elevation, grades and tree cover make them operationally different from the waterfront and lower Inlet Centre properties.
Pleasantside, Ioco & April Road

Neighbourhoods
Pleasantside · Ioco · April Road · Barber Street area
Local Winter Factors
Forested slopes · winding access · shoreline influence · residential grades
Primary Risk
Shaded frost & localized snow persistence
Service Priorities
Residential driveways · private access · sidewalks · stairs

Pleasantside, April Road and Ioco are formally identified neighbourhood areas in Port Moody’s planning framework. Their location between the inlet and forested northern slopes produces a different service environment from the dense urban centre.
College Park, Glenayre, Seaview & Harbour Heights

Neighbourhoods
College Park · Glenayre · Seaview · Harbour Heights · Chines area
Local Winter Factors
Steep terrain · ravines · mature forest · drainage · residential slopes
Primary Risk
Slope ice & drainage-driven refreeze
Service Priorities
Driveways · sidewalks · stairs · sloped access · drainage routes

The City groups College Park, Harbour Heights, Glenayre and Seaview within its west-side neighbourhood planning framework. Municipal environmental planning also specifically identifies the Chines hillside and ravine areas as steep terrain.
Murray Street, Rocky Point & Oceanfront

Neighbourhoods
Murray Street · Rocky Point · Oceanfront employment lands · eastern industrial sites
Local Winter Factors
Industrial/commercial traffic · large paved surfaces · waterfront moisture · loading access
Primary Risk
Compacted snow & large-surface refreeze
Service Priorities
Parking · loading areas · employee entrances · sidewalks · snow storage

Murray Street remains an important urban-industrial corridor under the City’s current planning direction, while adjacent waterfront areas experience high pedestrian use and direct Burrard Inlet exposure.

Why it matters
Why Port Moody Requires a Different Approach
Port Moody is compressed between Burrard Inlet and steep forested terrain.

The city transitions from waterfront and low-lying areas through dense urban development into ravines and hillside neighbourhoods within a relatively short distance. Moist Pacific weather, steep access, heavy tree cover, numerous watercourses and large differences in property elevation can all influence snow and ice conditions.

Port Moody’s own Urban Forest Management Plan describes a landscape extending from hillside to waterfront, with streams carving ravines through developed areas and floodplain-like low ground where waterways meet the inlet.

QUICK ANSWER

Why can Port Moody winter conditions vary so much between neighbourhoods?
Port Moody extends from the Burrard Inlet waterfront into steep, forested hillside terrain. A lower Inlet Centre property may experience wet pavement and meltwater while a shaded driveway in Heritage Woods or College Park remains colder or retains snow longer. Slope, forest cover, drainage, elevation and proximity to the inlet therefore make property-specific conditions more useful than one city-wide snow number.

Inlet Moisture. Forested Slopes. Repeated Refreeze.
Mild temperatures, ocean moisture, and shaded urban environments create ice hazards that are easy to miss and harder to manage without the right intelligence.

Wet Coastal Winter Pattern
Port Moody lies within a wet coastal forest environment influenced by ocean-driven winter storms. Heavy moisture means winter service often involves rain, slush and refreeze—not just dry snowfall.

Hillside Terrain
The city contains steep slopes and constrained access, especially across its north-side and Chines hillside areas. Grades increase the operational importance of compacted snow and surface ice.

Nearly 80 km of Streams
Port Moody reports almost 80 kilometres of streams throughout the city. Watercourses, ravines and stormwater routes are a major part of its physical environment.

Meltwater & Drainage
The municipal stormwater system carries rainfall and melting snow through catch basins, creeks, culverts and storm sewers to Burrard Inlet. On private property, understanding where meltwater travels helps reduce recurring icing after clearing.

Dense Transit-Oriented Properties
Moody Centre and Inlet Centre contain major pedestrian, strata and mixed-use concentrations. Entrances, common sidewalks and parkade ramps can require attention long before a general residential deadline.

Forest Shade
Trees and ravine vegetation reduce winter sun on many residential surfaces, contributing to local differences in how quickly snow, frost and ice disappear.

This is why we built WIE.
Our Winter Intelligence Engine™ (WIE) analyzes changing weather and property conditions to identify developing ice risk, prioritize high-risk zones and support more timely snow and ice service.

Port Moody WINTER PLANNING GUIDE
Port Moody Snow Removal Rules, Costs, Contracts & Documentation
Planning ahead helps Port Moody homeowners, strata councils, property managers and businesses maintain winter access, meet sidewalk-clearing requirements and keep consistent service records.

1
Port Moody Sidewalk Snow Removal Rules
Port Moody’s Sidewalk and Boulevard Maintenance Bylaw, 1999, No. 2426, section 4.1 requires owners or occupiers to remove accumulated snow or ice from sidewalks bordering their property within 24 hours after the snowfall or storm event has ceased.
Port Moody also has an important second rule.
For sidewalks on designated Priority Pedestrian Routes, section 4.2 requires owners or occupiers to remove accumulated snow or ice by 10:00 AM every day. These routes are concentrated around higher-volume pedestrian corridors near Moody Centre and Inlet Centre SkyTrain stations.
Port Moody Rules at a Glance
Regular bordering sidewalks
Clear within 24 hours after snowfall/storm ceases
Priority Pedestrian Routes
Clear by 10:00 AM every day

Large strata — seasonal
$12,000–$30,000+

These are Snow Removal Expert planning ranges, not universal Port Moody market prices. Final pricing depends on site size, slope, clearing area, operating hours, service triggers, salting requirements, drainage, snow-storage capacity, hauling needs, WIE risk profile and contract terms.

3
Snow Removal Contracts
Typical Contract Window
Main winter service window for Port Moody and Metro Vancouver
Nov 1 – Mar 31
Seasonal contracts can include:
Pre-season site inspection & risk assessment
Snow clearing & snow plowing
Salting & de-icing services
Ice risk monitoring with WIE
Service logs & documentation
Emergency response as contracted

Planning before sustained winter conditions begin helps define service triggers, priority areas, snow-storage locations and cold-weather treatment expectations before demand increases.

4
Service Logs & Documentation
For condo and commercial properties, showing that reasonable steps were taken is an important part of winter risk management. WIE-connected maintenance records help organize snow and ice service activity throughout the season.
