OUR SERVICES
Snow Removal, Plowing & Salting Services in Port Coquitlam, BC
Snow Removal Expert provides full-scope winter maintenance across Port Coquitlam, from residential neighbourhoods north of Lougheed Highway to Downtown, Mary Hill, Citadel Heights, Dominion Triangle and the Kingsway industrial corridor. Every service is supported by WIE to help identify developing ice risk, monitor changing site conditions and improve treatment and dispatch decisions.

1. Snow Clearing Port Coquitlam
Snow clearing for sidewalks, walkways, stairs, ramps, entrances and pedestrian access routes.

WIE helps identify surfaces more likely to refreeze because of shade, drainage, slope, moisture and changing temperatures.

2. Snow Plowing Port Coquitlam
Snow plowing for parking lots, drive aisles, private roads, loading areas and larger vehicle-access surfaces.

Site Intelligence Mapping™ helps establish plow zones, snow-storage areas, drainage routes and priority access before service begins.

3. Salting & De-Icing Port Coquitlam
Ice control for sidewalks, entrances, stairs, ramps, parking areas, loading zones and black-ice surfaces.

WIE supports salt-effectiveness tracking, refreeze monitoring and better treatment timing as moisture and temperatures change.

4. Spot Salting™
Target specific risk zones rather than automatically treating every square foot of the property.

WIE helps determine where localized conditions justify treatment so salt can be concentrated where it is actually needed.

5. Emergency Snow Removal Port Coquitlam
Urgent snow clearing and ice-control support during active snowfall, freezing conditions, overnight refreeze or unexpected site deterioration.

Smart Dispatch helps coordinate available nearby crews when service timing becomes critical.

6. Seasonal Snow Removal Contracts
Automatic winter maintenance for properties requiring recurring snow clearing, plowing, salting, monitoring and documentation.

WIE supports site inspections, changing ice-risk assessments, treatment records and backup dispatch throughout the season.

WIE-Powered Salting & De-Icing in Port Coquitlam
Port Coquitlam’s winter challenge is often not simply how much snow falls. Moisture, pavement temperature, low-lying drainage and overnight refreeze can determine whether a surface becomes hazardous after the visible snow has already been cleared.

WIE — the Winter Intelligence Engine™ — analyzes changing weather and property conditions to identify developing ice risk, prioritize high-risk zones and support more timely snow and ice service.

A new standard for risk-based winter dispatch.

1
Ice Risk Score™
A live 0–100 score that helps assess whether treatment is needed within each mapped zone.

2
Spot Saltingâ„¢
Targeted treatment for specific risk zones instead of automatically treating the entire property.

3
Salt Effectiveness Tracker™
Monitor when de-icing protection may be weakening based on temperature, traffic, dilution, moisture and changing site conditions.

4
Zone Multiplier Factorsâ„¢
Shade, drainage, surface type, orientation, traffic, slope, snow storage and meltwater paths help explain why one area develops ice faster than another.
HOW WE ARE DIFFERENT
Detailed Snow Removal Site Inspections in Port Coquitlam
A low-lying industrial yard near the river should not receive the same winter plan as a sloped residential property in Mary Hill or Citadel Heights.
Snow Removal Expert uses Site Intelligence Mapping™ to inspect and classify each property before winter. Instead of treating the entire site as one uniform surface, WIE divides it into Intelligent Winter Zones™ based on use, drainage, shade, slope, traffic and snowmelt patterns.

Every square foot has a winter risk profile.

Site Intelligence Mapping™
Every serviceable area is mapped before winter service begins.

Intelligent Winter Zonesâ„¢
The property is divided into operational zones so each area can be monitored and treated based on its actual risk profile.

Zone Risk Profilesâ„¢
Each zone is classified by drainage, surface type, shade, slope, orientation, vegetation, traffic, and refreeze behaviour.

Live Monitoring Setup
Once the site is mapped, WIE can support live ice risk scoring, Salt Effectiveness Tracking™, Spot Salting™, and service documentation.
OUR APPROACH
Winter Service Already in Motion
Automatic seasonal service. Professional standards. Reliable response.
Snow removal is time-sensitive. A missed visit can quickly create unsafe entrances, blocked drive aisles, icy sidewalks, resident complaints, and liability exposure.
With a seasonal snow removal plan, you shouldn't need to watch the forecast and call for service every time conditions change. Property priorities, service triggers and winter requirements are established in advance so your service plan is ready before the next snow or ice event. No repeated call-outs. No last-minute planning.
Automatic Seasonal Response
Contracted service is planned around predefined winter conditions and property requirements so you don't need to request every individual snow or ice visit.

How does automatic seasonal snow service work?
Before winter, we establish the property's service requirements, priority areas and contracted response conditions. During the season, weather and property risk can be monitored as conditions develop. When contracted service criteria are reached, the appropriate snow or ice response can be coordinated without requiring the property manager to initiate every individual visit.

Local Winter Factors
Elevation · steep roads · sloped driveways · forest shade
Primary Risk
Persistent snow & slope ice
Service Priorities
Steep driveways · private roads · sidewalks · residential access

This is the page’s strongest elevation zone. Port Coquitlam’s OCP specifically notes that although most of the city is relatively low relief, Mary Hill rises and descends toward the Fraser River. The City also places steep hills among its first-priority municipal snow routes.
Kingsway, Broadway & South Industrial

Neighbourhoods
Kingsway Industrial Corridor · Broadway Street · McLean Avenue · Fraser River employment lands
Local Winter Factors
Warehouses · heavy vehicles · loading areas · extensive pavement · drainage
Primary Risk
Compacted snow, loading-zone ice & large-surface refreeze
Service Priorities

The Kingsway area is a major Port Coquitlam industrial corridor containing warehouse, manufacturing and other high-intensity employment properties. Municipal watershed planning also notes that commercial properties in the area commonly have high site coverage and large paved parking or service surfaces.

Why it matters
Why Port Coquitlam Requires a Different Approach
Port Coquitlam sits between the Fraser, Pitt and Coquitlam Rivers, and much of the municipality consists of relatively flat, low-lying land. Poor drainage in these lowlands can make meltwater and overnight refreeze as important as snowfall itself.

At the same time, Mary Hill and Citadel Heights introduce grades and higher residential terrain, while large industrial areas create extensive paved surfaces, truck traffic and snow-storage demands.
That combination makes property-level winter planning more useful than simply reacting to a city-wide forecast.

The station is used because it provides a complete standardized snowfall and temperature dataset suitable for the SRE cross-city methodology. It should not be described as Port Coquitlam’s measured snowfall average.

Potential Plow-Class Days ≥5 cm is an SRE planning proxy, not an Environment and Climate Change Canada term and not a universal service trigger.
QUICK ANSWER

Why is drainage so important for snow removal in Port Coquitlam?
Much of Port Coquitlam consists of low-relief land influenced by the Fraser, Pitt and Coquitlam River systems. Fine soils and low terrain contribute to drainage challenges, while snowmelt and rainfall can move toward catch basins, ditches and low points before temperatures fall again. This makes meltwater routing and refreeze monitoring an important part of winter property planning.

River Lowlands. Mary Hill Grades. Industrial Winter Traffic.
Mild temperatures, ocean moisture, and shaded urban environments create ice hazards that are easy to miss and harder to manage without the right intelligence.

Three Major River Systems
Port Coquitlam is bordered and influenced by the Fraser, Pitt and Coquitlam Rivers. The City identifies separate Fraser/Pitt River and Coquitlam River floodplains.

Low-Lying Drainage
Much of the municipality has relatively little relief. The City’s OCP specifically associates the lowlands and fine silty soils with poor drainage conditions.

Mary Hill Elevation
Mary Hill creates a notable exception to the generally flat landscape. Grades and sloped residential access can retain compacted snow or ice differently from river-level properties.

Large Industrial Surfaces
Kingsway and other employment districts include warehouses, manufacturing, truck access and large paved lots where snow storage, plowing patterns and loading-area access need to be planned in advance.

Meltwater & Refreeze
Cleared snow is only part of the winter cycle. Meltwater moving away from piles or across pavement can later freeze, creating recurring risk after the original event.

Surface Conditions Matter
Port Coquitlam’s own winter operation uses pavement temperature and moisture sensors to help determine municipal response. That reinforces why property-specific monitoring can be more useful than relying solely on an air-temperature forecast.

This is why we built WIE.
Our Winter Intelligence Engine™ (WIE) analyzes changing weather and property conditions to identify developing ice risk, prioritize high-risk zones and support more timely snow and ice service.

Port Coquitlam Snow Removal Rules, Costs, Contracts & Documentation
Planning ahead helps Port Coquitlam homeowners, strata councils, property managers and businesses maintain winter access, meet sidewalk-clearing requirements and keep consistent service records.

1
Port Coquitlam Sidewalk Snow Removal Rules
Port Coquitlam’s Boulevard Maintenance Bylaw No. 3965, section 4, requires every owner or occupier of real property to remove snow or ice from any sidewalk bordering the property within 24 hours after the event that deposited the snow or ice has ceased.

Some City snow notices have used wording telling residents to clear by 10:00 a.m. following snowfall. For the permanent city page, I would not use 10:00 a.m. as the legal rule. The actual Boulevard Maintenance Bylaw and the City’s current permanent snow page both specify the 24-hour requirement, so those should be our controlling sources.

Commercial — per event

Small strata — seasonal

Medium strata — seasonal
$6,000–$15,000
Large strata — seasonal
$12,000–$30,000+

These are Snow Removal Expert planning ranges, not universal Port Coquitlam market prices. Final pricing depends on site size, clearing area, operating hours, service triggers, salting requirements, drainage conditions, snow-storage capacity, hauling requirements, WIE risk profile and contract terms.

For Port Coquitlam specifically, I would retain drainage conditions and snow-storage capacity in this disclaimer.
