HOW WE ARE DIFFERENT

Detailed Snow Removal Site Inspections in North Vancouver

A better snow removal plan starts with a better site inspection. Snow Removal Expert uses Site Intelligence Mapping™ to inspect and classify North Vancouver properties before winter service begins, helping identify where snow, ice, meltwater, refreeze and steep-access risks are most likely to appear.

Instead of treating a property as one uniform surface, we divide it into Intelligent Winter Zones™. Sidewalks, entrances, stairs, steep driveways, private roads, parkade ramps, parking lots, accessible stalls, snow-storage areas, loading zones and drainage paths can each receive their own Zone Risk Profile™.

49.avif

Every square foot has a winter risk profile.

45.avif

Site Intelligence Mapping™

Every serviceable area is mapped before winter service begins.

46.avif

Intelligent Winter Zonesâ„¢

The property is divided into operational zones so each area can be monitored and treated based on its actual risk profile.

47.avif

Zone Risk Profilesâ„¢

Each zone is classified by drainage, surface type, shade, slope, orientation, vegetation, traffic, and refreeze behaviour.

48.avif

Live Monitoring Setup

Once the site is mapped, WIE can support live ice risk scoring, Salt Effectiveness Tracking™, Spot Salting™, and service documentation.

OUR APPROACH

Winter Service Already in Motion

Automatic seasonal service. Professional standards. Reliable response.

Snow removal is time-sensitive. A missed visit can quickly create unsafe entrances, blocked drive aisles, icy sidewalks, resident complaints, and liability exposure.

With a seasonal snow removal plan, you shouldn't need to watch the forecast and call for service every time conditions change. Property priorities, service triggers and winter requirements are established in advance so your service plan is ready before the next snow or ice event. No repeated call-outs. No last-minute planning.

Automatic Seasonal Response

Contracted service is planned around predefined winter conditions and property requirements so you don't need to request every individual snow or ice visit.

How does automatic seasonal snow service work?

Before winter, we establish the property's service requirements, priority areas and contracted response conditions. During the season, weather and property risk can be monitored as conditions develop. When contracted service criteria are reached, the appropriate snow or ice response can be coordinated without requiring the property manager to initiate every individual visit.

Local Winter Factors

High-rise shade · waterfront moisture · pedestrian traffic · parkade ramps

Primary Risk

Black ice & localized refreeze

Service Priorities

Entrances · sidewalks · parkades · commercial frontage

Lower Lonsdale forms part of the City’s Regional Town Centre and contains dense mixed-use development, shops, restaurants, offices, high-rise residential properties and major pedestrian destinations around The Shipyards and waterfront.

Central Lonsdale, Grand Boulevard & Queensbury

Kitsilano, Point Grey & UBC

Neighbourhoods

Central Lonsdale · Grand Boulevard · Queensbury · Ridgeway · hospital district

Local Winter Factors

Uphill grades · dense residential use · mature trees · medical access

Primary Risk

Compacted snow & slope ice

Service Priorities

Sidewalks · entrances · driveways · medical access

Lonsdale Avenue runs uphill from the Burrard Inlet waterfront toward the Trans-Canada Highway, forming the City’s main north-south spine. Central Lonsdale is also a major commercial, residential and institutional centre containing Lions Gate Hospital and other high-use destinations.

Marine Drive, Lions Gate & Lower Capilano

Fairview, False Creek & Olympic Village

Neighbourhoods

Marine Drive · Lions Gate · Lower Capilano · Norgate · Harbourside

Local Winter Factors

Commercial traffic · lower elevation · Capilano drainage · large paved areas

Primary Risk

Pooling, compaction & refreeze

Service Priorities

Parking lots · sidewalks · loading areas · commercial access

Marine Drive and Lions Gate form one of the North Shore’s major commercial and mixed-use corridors. The City identifies Harbourside as a commercial and light-industrial centre, while the District’s current planning framework recognizes Lions Gate as one of its principal village centres.

Edgemont, Delbrook & Upper Capilano

Mount Pleasant, Commercial Drive & East Vancouver

Neighbourhoods

Edgemont · Delbrook · Upper Capilano · Canyon Heights · Grouse Woods

Local Winter Factors

Foothill elevation · steep driveways · forest shade · residential slopes

Primary Risk

Persistent frost & slope ice

Service Priorities

Driveways · sidewalks · strata access · steep surfaces

Edgemont sits within a clearly mountain-oriented physical setting, while Upper Capilano and surrounding neighbourhoods extend toward increasingly elevated terrain below Grouse Mountain. The District classifies Edgemont as a Village Centre and separately maps topography through the Grouse portion of the municipality.

Lynn Valley, Lynn Creek & Lynn Canyon

South Vancouver, Oakridge & Marpole

Neighbourhoods

Lynn Valley · Lynn Creek · Lynn Canyon · Upper Lynn · Lynnmour

Local Winter Factors

Elevation changes · valley drainage · forest shade · steep residential access

Primary Risk

Snow persistence & recurring ice

Service Priorities

Driveways · private roads · sidewalks · strata access

Lynn Valley and Lynn Creek are the District’s two designated Town Centres. The surrounding area also contains major creek valleys, forested terrain and changing elevation as development extends north toward Lynn Canyon and the mountain slopes.

Maplewood, Parkgate, Seymour & Deep Cove

Kerrisdale, Shaughnessy & Dunbar

Neighbourhoods

Maplewood · Parkgate · Blueridge · Seymour Heights · Deep Cove · Dollarton

Local Winter Factors

Mountain exposure · creek valleys · forest shade · shoreline moisture

Primary Risk

Localized snow, frost & shaded ice

Service Priorities

Sloped access · sidewalks · commercial lots · residential driveways

The District identifies Maplewood, Parkgate and Deep Cove as Village Centres within its urban structure. The broader eastern municipality stretches from Burrard Inlet and Indian Arm shoreline areas toward the Mount Seymour slopes, producing substantial differences in exposure and elevation over a relatively short distance.

75.avif

Why it matters

Why North Vancouver Requires a Different Approach

North Vancouver rises from Burrard Inlet through dense urban neighbourhoods and forested foothills toward the North Shore Mountains. A waterfront property and an Upper Lynn, Grouse-area or Seymour property can therefore experience materially different snow, frost and surface conditions during the same regional weather event.

Elevation, steep grades, forest shade, heavy winter moisture and drainage through numerous creek and ravine systems make property location unusually important here. The District’s own mapping system maintains separate topographic, snow-priority and elevation-based snow-load datasets.

QUICK ANSWER

79.avif

Why can North Vancouver receive very different winter conditions from one neighbourhood to another?

North Vancouver rises rapidly from the Burrard Inlet waterfront toward the North Shore Mountains. Lower Lonsdale may experience wet pavement and short-lived accumulation while higher foothill neighbourhoods experience colder surfaces, more persistent snow or frost. Forest shade, steep access routes, creek valleys and changing elevation further increase property-level variation, which is why one regional snowfall number cannot describe every North Vancouver site.

84.avif
444.png

Mountain Elevation. Heavy Moisture. Steep Winter Access.

Mild temperatures, ocean moisture, and shaded urban environments create ice hazards that are easy to miss and harder to manage without the right intelligence.

63.avif

Rapid Elevation Change

North Vancouver transitions from waterfront land to foothill and mountain terrain within only a few kilometres. Elevation can materially change surface temperatures, snow persistence and treatment requirements.

64.avif

Steep Driveways & Private Roads

Upper Capilano, Lynn Valley, Seymour and other foothill neighbourhoods contain grades that can become operationally difficult when snow compacts or surface moisture freezes.

65.avif

Forest Shade

North Shore tree cover limits winter sun on many residential roads, driveways and walkways. Shaded surfaces can remain colder and retain frost or ice after exposed areas improve.

68.avif

Creek Valleys & Drainage

The City’s land-use framework specifically notes that many major parks and environmentally sensitive areas follow stream corridors. Snowmelt and rainfall moving toward drains, creeks and low points can create localized refreeze on private properties.

67.avif

Waterfront-to-Mountain Variation

Lower Lonsdale, Harbourside and Marine Drive sit near sea level while District neighbourhoods extend into substantially higher terrain. Treating these sites as one uniform climate would ignore one of North Vancouver’s defining physical characteristics.

66.avif

Dense Urban & Strata Surfaces

Lonsdale, Lynn Valley, Lynn Creek and Lions Gate contain substantial multifamily and mixed-use development. Parkade ramps, common sidewalks, entrances and high pedestrian traffic create concentrated ice-control priorities.

85.avif

This is why we built WIE.

North Vancouver WINTER PLANNING GUIDE

North Vancouver Snow Removal Rules, Costs & Service Documentation

Planning ahead helps North Vancouver homeowners, strata councils, property managers and businesses maintain winter access, meet sidewalk-clearing requirements and keep consistent service records.

87.avif

1

Sidewalk Clearing Responsibility

City of North Vancouver
Section 814 of the City’s Street and Traffic Bylaw No. 6234 requires an owner or occupier to remove snow and ice from bordering sidewalks and footpaths within 24 hours after snowfall stops, or before snow accumulation exceeds 10 cm. Current City guidance also directs residents and businesses to clear bordering ice within 24 hours after it forms and not to shovel snow into the street.

The City’s Bylaw Notice Enforcement schedule lists section 814 at $110 standard, $95 early-payment, and $150 late-payment

District of North Vancouver
The District’s current Street and Traffic Bylaw No. 7125 now uses different wording by property type.

Section 629 requires owners or occupiers of industrial, commercial and multifamily properties to remove any accumulation of snow or ice from bordering sidewalks and footpaths. The current section itself does not state a separate hour-based grace period.

Section 629A requires owners or occupiers of other residential property to remove snow or ice from bordering sidewalks and footpaths no later than 10:00 AM each day

This is an important update: older District material describing a 24-hour commercial/multifamily rule predates the current consolidated bylaw wording and should not be copied into our page.

The District’s current Bylaw Notice Enforcement schedule lists both section 629 and section 629A at $150 standard, $120 within 14 days, and $180 after 28 days.
