How We Manage Strata & Multi-Family Properties
The best time to work out the difficult parts of a strata property is before the first storm.

1. Walk & Map the Site
We review roads, parking, parkade entrances, sidewalks, stairs, ramps, building entrances, drainage, landscaping and available snow-storage areas.

2. Define the Service Zones
We separate vehicle areas, pedestrian routes, ice-sensitive locations and areas requiring smaller equipment or manual work.

3. Service Around Resident Use
Crews work through the property according to conditions and priorities. Occupied areas may require different passes as vehicles move and access opens up.

4. Recheck the Property
We reassess areas where snow has continued, vehicles have moved, meltwater has developed or temperatures create renewed ice risk.
​It depends on the property. We commonly plan for internal roads, shared parking, visitor areas, parkade approaches, sidewalks, entrances, stairs and other common routes. Salting, de-icing and snow relocation can be incorporated where the site requires them.
A strata site usually stays occupied throughout the storm. We have to work around parked vehicles, residents entering and leaving, narrower roads, landscaping and many smaller pedestrian routes. There is generally more sequencing and less open working space than on a large commercial lot.
Yes, but parked vehicles affect what can be cleared on the first pass. We normally keep the usable travel routes open first and work available parking areas where practical. Some sections may need another pass after vehicles have moved.
We treat the ramp as its own service zone. The slope, exposure, drainage and surface condition can make it behave differently from the surrounding road. Snow clearing alone may not be enough if moisture or refreeze creates an ice problem.
They can be included in the property plan. We normally identify pedestrian areas separately because entrances, stairs, ramps and walkways require different equipment and often different timing from vehicle areas.
We look at how residents actually enter, leave and move through the property. Main vehicle access, parkade approaches, primary entrances and important pedestrian connections usually take priority over areas that can temporarily wait.
We clear what is accessible without risking vehicles or property. If a parked vehicle prevents proper clearing, that area may need to be revisited once the vehicle moves. Trying to force equipment into blocked spaces usually creates more problems than it solves.
We identify practical storage locations before winter wherever possible. We try to avoid reducing visibility, blocking sidewalks, covering drains, narrowing internal roads or creating piles where meltwater will run back across active surfaces.
Exposure can change considerably across one site. Shade, slope, drainage, wind, nearby buildings and residual moisture can all affect surface conditions. That is why we do not assume that every part of a strata property requires the same treatment at the same time.
We want the plan to identify service areas, priority routes, equipment requirements, pedestrian zones, parkade access, snow-storage locations, known ice areas and any site restrictions crews need to understand before arriving during a storm.
