WINTER SERVICE FOR ACTIVE WORKPLACES
Office & Mixed-Use Snow Removal
Office properties usually have a very clear pressure point: the morning arrival. Employees, tenants, visitors, deliveries, and building staff can all start using the site within a short window. We plan the property so the important routes are ready before traffic builds, then adjust service as the site becomes occupied.

PROPERTY-SPECIFIC SERVICE
What Office & Mixed-Use Snow Management Involves
Office and mixed-use snow management coordinates vehicle access, pedestrian routes, parkade entrances, ice control, and snow placement around the way tenants actually use the property.

Depending on the site, that can include:
-
Surface parking and drive aisles
-
Parkade entrances and ramps
-
Main building entrances
-
Walkways and accessible routes
-
Drop-off and loading areas
-
Shared residential or retail zones

Mixed-use properties need extra planning because not every part of the site follows the same schedule. An office entrance may be busiest at 8:00 AM while residential access, retail frontage, or restaurant areas continue operating much later.

We plan each operating zone around when people actually need it—not simply around the property boundary.

EQUIPMENT FOR OCCUPIED PROPERTIES
The Equipment We Use for Office & Mixed-Use Properties
These properties often combine open parking areas with tight entrances, parkade approaches, landscaped walkways, and occupied spaces. We use different equipment for each part of the site.

Plow Trucks
Used for parking lots, drive aisles, vehicle entrances, and other open circulation areas.

ATV & Compact Equipment
Useful for narrower routes, smaller parking sections, courtyards, and areas where full-size trucks have limited room.

Skid Steers
Used for tighter snow relocation, pile management, and areas where accumulation needs to be moved rather than simply pushed aside.

Sidewalk Equipment
Snow blowers, shovels, pushers, and compact machines are used around building entrances, walkways, stairs, and pedestrian connections.

Salting Equipment
Truck-mounted and walk-behind spreaders allow vehicle areas and pedestrian surfaces to be treated separately.

Ice-Breaking Tools
Used where compacted snow or bonded ice needs mechanical attention before treatment can work properly.

INTELLIGENCE IN ACTION
How WIE Supports Office & Mixed-Use Properties
A single office complex can have exposed parking, shaded walkways, heated building edges, sloped parkade ramps, and sheltered entrances. Those areas do not always freeze or clear at the same rate.
1
Site Intelligence Mapping™
.avif)
We map entrances, parking areas, parkade approaches, pedestrian routes, loading zones, drainage, and snow-storage locations.
2
Priority Time Planning
.avif)
Morning arrivals, tenant schedules, deliveries, and other operating windows can be built into the service plan.
3
Ice Risk Score™
.avif)
Helps us identify locations where changing temperature, moisture, shade, or slope can increase ice risk.
4
Spot Salting™
.avif)
Let’s us treat the areas that actually need material instead of automatically applying the same amount throughout the entire property.
5
Salt Effectiveness Tracker™
.avif)
Helps us reassess whether previously treated surfaces remain protected as conditions change.
6
Smarter Dispatch
.avif)
Property information helps us determine whether the next response requires plowing, pedestrian clearing, ice control, compact equipment, or another service.

What Matters Most at Office & Mixed-Use Properties
The main goal is to have the right areas ready before people start arriving in volume.

Morning Readiness
Prepare primary routes before arrival.

Parkade Access
Keep ramps and entrances usable.

Building Entrances
Maintain the final pedestrian approach.

Shared-Use Areas
Plan around different tenant schedules.

Snow Placement
Keep piles away from active space.

The property may share one address, but its winter conditions can be very different from zone to zone.
A PROPERTY-SPECIFIC PROCESS
How We Manage Office & Mixed-Use Properties
We want to understand the property's daily rhythm before winter starts.

1. Map the Site
We identify parking areas, entrances, parkade ramps, walkways, accessible routes, loading areas, drainage, obstacles, and practical snow-storage locations.

2. Set Operating Priorities
We review when tenants arrive, which entrances are most heavily used, where deliveries occur, and whether residential, retail, or other uses share the property.

3. Service Before & During Use
We work the priority areas first and return to occupied sections as conditions or vehicle movement require.

4. Reassess Conditions
We check for continued snowfall, changing temperatures, compacted areas, meltwater, or snow-storage problems that may require another response.
It can include parking-lot plowing, drive-lane clearing, parkade approaches, sidewalks, entrances, salting, de-icing, snow relocation, and hauling. The actual scope depends on the layout of the property and how tenants use it.
We normally plan around the periods when the property becomes busiest. For many office buildings that means having the main access routes, parking areas, entrances, and pedestrian connections addressed before the morning arrival period.
Yes, but an occupied lot takes longer and usually requires more sequencing. We clear available areas, maintain vehicle circulation, and may return to sections later as parked vehicles move.
We treat them separately from flat pavement. Slope, drainage, shade, and vehicle traffic can all affect how quickly a ramp becomes slippery. Clearing may need to be followed by targeted ice treatment.
They can be. We normally identify pedestrian areas as separate service zones because they require different equipment, timing, and attention than the parking lot.
We divide the site according to how each part operates. Office tenants, residents, retailers, restaurants, and delivery areas can all have different traffic patterns and priority times even though they share one property.
We identify delivery routes and service areas during planning. The goal is to keep access available without placing snow where it interferes with trucks, loading activity, waste collection, or building operations.
We look for locations that do not unnecessarily reduce parking, block sightlines, interfere with walkways, cover drainage, or create meltwater problems. On tighter sites, snow may eventually need to be relocated or hauled away.
The surfaces can have very different exposure. Shade, slope, drainage, building geometry, and trapped moisture can make one zone freeze while another remains above freezing. We treat those areas according to their actual condition.
We want the plan to identify parking areas, priority entrances, parkade access, pedestrian routes, operating hours, loading areas, snow-storage locations, ice-sensitive zones, and the equipment required for each part of the site.
